Guests & occupancy

• Maximum 30 people (adults and children) at the property at any time.
• Only registered guests may be at the property. Any visitors or gathering must be approved in advance through your booking platform's messages.
• The primary renter must be at least 21 years old and stay at the property.
• Total people at the property at any time, including visitors, may not exceed the max guests (30).
• The booking guest is responsible for the conduct of everyone they allow onto the property, and for making sure they follow these rules.

No parties or events

• No parties, events, weddings, celebrations, filming or commercial use, and no open-invite gatherings, without our prior written permission. Do not promote the home on social media for an event.
• No loud music, microphones or loud speakers at any time.
• No motorcycles or party buses at the property without permission.
• No illegal activity, including illegal drugs.
• Unapproved parties or events, or illegal activity, may result in cancellation of the reservation and removal from the property.

Quiet hours & noise

• Quiet hours: 8:00pm – 10:00am (indoors and outdoors, including pool and spa)
• No noise audible to neighbors during quiet hours. During the day, keep outdoor noise reasonable (low music on small Bluetooth speakers is OK).
• Outdoor pool, spa, barbecue and fire features may not be used between 10:00pm and 7:00am under local rules; our stricter house quiet hours above also apply.
• Back and side-yard lights must be off from 10:00pm to 7:00am, except motion security lights.
• Noise monitors in common areas (decibel levels only — they do not record conversations) alert our team to excessive noise.

Parking

• Maximum vehicles: 8.
• Use all on-site parking (garage and driveway) first. Do not block neighbors' driveways, sidewalks or mailboxes. No commercial vehicles, trailers or RVs. Never park in front of neighboring homes.
• Vehicles parked in violation of HOA or city rules may be towed under those rules.

Pool & spa

• This home has: pool and spa with optional heating.
• Pool and spa may be used outside quiet hours only (8:00pm – 10:00am closed).
• There is no lifeguard on duty. Pool and spa and any exercise equipment are used at your own risk.
• Children under 14 and non-swimmers must be supervised by a responsible adult at all times. Never leave children alone near water, even briefly.
• Do not swim or use the pool or spa while under the influence of alcohol or drugs. No running on wet surfaces.
• Spa: limit sessions to 15 minutes. Pregnant guests, young children, older adults and anyone with heart disease, high or low blood pressure or another medical condition should check with a doctor before using the spa.
• Report any broken equipment, gate, cover or alarm right away and stop using it until it is fixed.
• No glass in or around the pool or spa. No diving or jumping from structures. Keep pool gates, doors and alarms closed and working; never prop gates open.
• Do not change pool or spa settings; contact us if anything needs adjusting.

Pool & Spa Heating

• Pool heating (optional): $110/night (natural gas).
• Spa heating: included at no extra charge.
• Please request heating in advance through your booking platform's messages.

Safety & emergencies

• In an emergency, call 911 first, then contact us at the 777Rentals main phone: 702-483-1877.
• Please report any damage, broken items, leaks or injuries right away through your booking platform's messages so we can fix them and keep the next guests safe.
• Use barbecues and fire features only outdoors, away from the house and under adult supervision; turn off the gas when finished.
• No open flames, candles or fireworks. Do not disable or cover smoke or carbon-monoxide alarms.
• No drone flying over or from the property without our prior approval; the home is near Harry Reid International Airport and FAA rules apply.

Smoking

• No smoking or vaping inside. Cigarette smoking is allowed outside only, using the ashtrays provided, away from pool equipment and dry landscaping.
• No marijuana smoking anywhere on the property, inside or outside.
• Please help keep the home smoke-free for future guests.

Pets

• Pets only with prior written approval. Pet fee: $90 per pet, shown in the booking price.
• Service animals are always welcome at no charge.
• Dogs must be leashed outside the home's fenced yard; please pick up after pets.

Cameras

• Exterior security cameras: Cameras at the front door, driveway and backyard (exterior only).
• There are no cameras inside the home, and no camera views private outdoor areas. Footage reviewed only if an issue comes up.
• Noise monitors (decibel levels only, no audio recording) are in common areas only — none in bedrooms or bathrooms.

Trash

• Bag all garbage and place it in the trash bins provided.

Checkout (10:00am)

• Place used dishes in the sink or dishwasher.
• Place trash in the bins provided.
• Turn off all lights and appliances; close windows and doors.
• Lock up the home.

Damage & fees

• Guests are responsible for damage beyond normal wear and tear; any damage claim is handled through your booking platform's resolution process.
• Please do not leave windows or doors open while heating or cooling. Any utility charges for stays over 30 nights are included in the price shown at booking.

Property-specific

• Bowling lane: used at your own risk. Wear bowling shoes or clean socks on the lane, do not walk past the foul line, and supervise children.

Responsibility & amenities

• All amenities, including any game, sport and exercise equipment, are used at your own risk. Follow posted instructions and supervise children.
• We are not responsible for lost, stolen or left-behind personal items.
• Utilities, Wi-Fi, appliances and amenities can occasionally fail or need repairs; we will fix issues as quickly as we reasonably can. Any refunds or adjustments are handled under your booking platform's rebooking and refund policy.
• City, county or HOA rules (noise, parking, occupancy, trash) can result in citations from those authorities. If a guest's actions lead to a government or HOA fine, we may request reimbursement through the booking platform.
• We welcome guests of every race, religion, national origin, ethnicity, disability, sex, gender identity, sexual orientation and age (21+ to book).
• If any rule here conflicts with your booking platform's policies or applicable law, that policy or law controls and the remaining rules still apply.
